I am an owner or a broker. Why should I sell my property off-market?

There are several reasons, on why you should list your property off-market with us:

  • Higher selling prices: Statistically, 84% of investors are willing to pay up to 12.5% more off-market.
  • Higher success rate: The success rate for off-market transactions is 75% (25% higher compared to standard public procedures, Bulwiengesa/HPBA Off-Market Study 2019)
  • No risk: No "burning" on the market. On average, the value of a property offered on the market decreases by approximately 10-15% every 90 days. At the same time, negotiations with unprofessional parties can result in so-called "dead-deal costs" - costs that arise when a transaction does not materialize after all.
  • Control: offmade members have full control over their data and the visibility of the property on the platform.
  • Confidentiality: off-market means a highly confidential, discreet transaction.
  • Transaction speed: Due to the targeted matching and the direct connection between the property and the appropriate investor, the transaction speed is often many times higher.
  • Greater reach: up to 30% of investors do not participate or explicitly exclude on-market approaches. With offmade you can offer your property anonymously outside the market, but with the reach of a public platform.

No. The use of offmade is free of charge for you as a selling property owner.

I am an owner. What possibilities do I have to offer my property via offmade?

As owner you can choose between two options:

offmade Concierge Service Pro+:

  • Personal consultant from the offmade transactions team
  • Support with preparation of all documents
  • Off-Market listing of the property by offmade team including access for the owner for absolute transparency about the process
  • Matching process with highly qualified investors and buyer selection is taken over by us
  • Tours are carried out by the offmade team
  • Negotiations with already verified investors / buyers on our platform
  • Transaction management within the Q&A process
  • Acquisition of LOIs / bids
  • Sales process (assistance with notary appointments etc.)
  • Transaction follow-up
  • Currently available in Berlin and Hamburg, other cities will follow soon
  • Free of charge for you as a owner

I am a buyer or investor. What does the use of offmade cost me?

As a buyer or investor, you only incur costs if a transaction is successful. The amount of the commission depends on whether we manage the property directly from the owner or whether a person authorised to sell places the property on the platform.

  • offmade Concierge Service Pro+: Full-Service by the offmade transactions team. Only 1% commission.
  • offmade Service Pro: Transaction support by the offmade transactions team. Only 0,75% commission.
  • Partnerships or persons authorised to sell: Transaction support. The amount of the commission depends on the fixed commission of the offering party. offmade receives a share of maximum 25% of the commission to be paid in this amount.

I am a real estate agent or other person authorized to sell. What does the use of offmade cost me?

As a broker who advertises a property, you will only incur costs if a transaction is successful. Those cost are far below the market standard.

Through us you have access to

  • Professional transaction support by the offmade transactions team
  • Matching process with highly qualified, pre-verified investors
  • No more annoying split commissions

The amount of the commission earned by offmade depends on your own fixed commission. offmade receives a share of 25% of your commission on the first transaction.

As an Early-Bird member you also receive special conditions for follow-up transactions: for the second transaction our share is only 20%, from the third transaction onwards and for all follow-up transactions in the same year only 15%.

What is the property and investment focus?

The focus of offmade is on attractive properties starting at € 1,000,000, which must meet our investment and sales profile.

  • Both existing buildings and new projects

Only qualified objects can be listed, for which either proof of ownership has been provided or an exclusive contract or qualified exclusive contract exists.

Is there a monthly fee?

No, for all Early-Bird members the use of offmade is currently not linked to a monthly fee.
